"Home Free" Closing Cost Subsidy Program
Program Terms and Conditions.
1. When you employ the services of a Recoleta Residential broker or agent to act in the capacity as your buyer representative and purchase a home through the assistance of that broker or agent during the term of the Buyer Representative Agreement with our company and obtain financing secured by that home through our financing affiliate, AmeriFund Funding Corporation, AmeriFund will pay or waive all lender fees typically paid at closing and will refund any pre-paid appraisal fees at closing. Furthermore, our agency will pay the cost of all customary and typical fees charged by your title company and settlement agent in the transaction provided you utilize a settlement agent and title company participating in our "Home Free" program.
2. Provided, however, that the combined total of the fees waived by AmeriFund and the title and settlement fees we pay at closing will not exceed 1% of the amount of the first lien financing you obtain from AmeriFund in the transaction.
3. You may be required to pay a pre-paid appraisal fee or commitment fee (if you lock your loan) prior to closing but those fees will be refunded to you at closing.
4. This program is not available in conjunction with other discounted commission programs such as our "Free Listing Program". You may be entitled to other reduced benefits by utilizing our financing partner, AmeriFund, in that event. Consult a Recoleta Residential representative for details.
